Assessment Information and Inquiries

What is Assessment?

Assessment is the value assigned by the Municipal Property Assessment Corporation (MPAC) to all property including land and buildings. MPAC’s job is to accurately classify and value properties in Ontario in compliance with the Assessment Act and regulations established by the Ontario Government. In addition to valuing your property, MPAC also classifies your property. There are seven major property classes: Residential, Multi-Residential, Farm, Commercial, Industrial, Pipeline, and Managed Forests. Some properties may belong to more than one class. For example, if a small business is being operated out of the home, the property would fall into two classes (Residential and Commercial).

The Township property tax rates are then applied to the assessed value of your property to determine your property taxes. If you believe that your property taxes are too high then it is likely that you are in disagreement with your assessment.


A Simple Test

To find out if your assessed value is accurate, simply ask yourself this question – could you have sold your property for its assessed value on the valuation date listed on your Property Assessment Notice? If the answer to this question is yes, then your assessed value is probably correct.

Disagree With Your Assessment?

You may file an appeal with MPAC if you feel that your property assessment is not a reasonable reflection of your property’s value and/or classification by filing a Request for Reconsideration (RfR). The deadline to submit an RfR is March 31st of the respective taxation year. For more information on filing an appeal please visit MPAC’s website at mpac.ca.


Access to Assessment Rolls

The current year assessment rolls provide updated information on all property situated within the boundaries of the Township of Wainfleet.

Assessment rolls provide the following information:

  • Current owner and sometimes tenants
  • Mailing and civic addresses
  • Legal description and lot size
  • Tax class
  • School board support
  • Current assessed value of the property, including land and buildings, as determined by MPAC

You can view current assessment rolls for the Township of Wainfleet at the Municipal Office located at 31940 Highway 3, Wainfleet, Ontario during regular business hours. Assessment roll information is not available over the phone. No reproduction of assessment rolls such as photocopying, scanning, digital photos, etc. is permitted.
